   Tenancy In Common Au Natural

The acquisition of the land plus taxes, permits, attorney fees, machinery/equipment and the purchase of the needed infrastructure systems, plus all other cost to make this project a reality, we would need to have a total of 50 participants in the (TIC).  Each co-owner’s actual cost would amount to U.S. $12,500 for a 2 percent ownership percentage in the property (1/50th). This amount does not include the construction of each bungalow. 

Of Course we could further reduce the price by allowing additional participation. However, not wanting to lose the ambiance of this paradise, we’ve concluded that 50 co-owners per 4 acre beachfront parcel would be the maximum density proportion. We’ve unanimously agreed that any nudist/naturalists who were really serious about living part of the year or even full-time at this beach paradise, $12,500 was not too much; in fact it was dirt cheap. 

Note: a 1/50th (2%) undivided co-ownership share in 4 acres of pristine beachfront property equates to 3,484.8 sq. ft. per co-owner; in other words $ 3.597 per sq. ft. (try that at home).

COMMITTMENTS
Well, my friend James M. is now totally committed to participating in the (TIC) since proving to him, his total involvement would be only 54 percent of what he was originally willing to buy in for; $12,500 for his 2 percent share in the property and another $14,500 for the bungalow shell. 

The necessary labor to fully complete the bungalows would be supplied by members in the (TIC) (with professional supervision), who in turn would receive the same to complete their own bungalow. Of course materials needed for completion are an added expense. However, the cost of additional materials would be kept to an absolute minimum through the principal of wholesale buying and cooperative transportation cost.

As I continue to speak to other nudist/naturalists not only have I been able to network with others but I have actually discovered an additional 7 individuals who are committed to share in this dream. At this moment including myself and James M. who accompanied me to Paradise, we now have 9 fully confirmed future (TIC) co-owners who are continuously working to make this project a reality. 

Only recently it has come to our attention that two individuals who have recently visited “Paradise”, are in addition to being Nudist/Naturalists are also project speculators and were planning to purchase additional co-ownership rights. Their purpose was to resell these ownership rights at a substantial profit once the allotment was sold out. They have secretly communicated that they felt that each co-ownership share was definitely undervalued.

We are totally aware of the fact that each co-ownership share is undervalued; our objective from the very beginning was to pioneer a private habitat where it was not mandatory to have an over abundance of money to participate. We envisioned a truly affordable place where we and other Nudist/Naturalist could bask in “Paradise”. The realization of any profit was always inconsequential to our interest in starting this project. 

Buying the original co-ownership rights with the sole aim of reselling at a substantial profit is contrary to what I envisioned. Therefore, no one person or entity will be allowed to purchase more than 2 percent (1/50th) co-ownership rights in this endeavor.

“One man’s paradise may be another Man’s dungeon"
From my own personal experiences I’ve concluded, “One man’s paradise may be another man’s dungeon”. Everyone who has visited “Paradise” for themselves so far, are in total agreement with my “Paradise” assessment. However, I firmly urge anyone contemplating involvement to visit this paradise prior to any written confirmation of interest.

Even though I am not living on or near “Paradise” at the moment, I am still willing to meet and greet any nudist/naturist. I will meet any individual who has a preliminary interest in becoming a co-owner. However, because of travel and accommodation expenses, I must limit my trips to “Paradise” only to accommodate the viewing for a minimum group of 25 individuals during a 3 week period. This group would be organized by TICAN, to accomodate each indivdual's schedule.

I need to make it clear, “Paradise” is a privately owned property and even though the owners are not living on the property, they do not appreciate strangers camping out on their property. I do have permission to show perspective co-owners the property; however I do not have authorization to allow anyone to camp out on the property. So please be prepared to pay for accommodations in a hotel which is approximately 1 hour and 30 minutes away by boat.

 Any Nudist/Naturalist considering owning a share in Paradise, please be informed of the following schedule of events:

 1) Initial deposit = $2,500 towards the purchase of 2 percent (1/50th) ownership share in a 4 acre beachfront property  (to be placed by you in an absolutely secured real estate trust account, with ANZ Bank). 

 ANZ Bank (Australia and New Zealand Banking Group Limited) assessed the number 1 bank globally on the Dow Jones Sustainability Index.

 Deposits will not be requested from you until such time as there are sufficient participants to consummate the purchase of the property and complete the infrastructure development. (Exact location will be divulged only on an individual basis when we feel your interest coincides with that of T.I.C.A.N.’s)

 2) ANZ Bank, as trustee of said deposits will only release these funds (back to trustor) or to the owner of the property upon the transfer of the property to (T.I.C.A.N.) which will be concluded simultaneously. 

 3) The government land office will issue a notarized Transfer of Property document to Tenants In Common Au Natural (T.I.C.A.N.), simultaneously with the owner receiving deposit already placed with ANZ Bank in their real estate trust account. This transaction will include recording of said transaction and notice of an unpaid balance to be satisfied within 120 days. 

4) Upon the issuance of a notarized transfer of Property document to Tenancy in Common Au Natural (T.I.C.A.N.), members will receive a copy and at which time payment of U.S. $5,000 will become due and payable. Thirty days later the last and final payment of U.S. $5,000 will become due and payable.

5) Upon the final payment, a government notarized and recorded property deed for the (legal description) Leasehold property will be issued in the name of each co-owner in Tenancy In Common Au Natural. The property deed will outline the percentage of ownership of each co-owner in the aforementioned 4 acre beachfront property, which will be 2 percent co-ownership.

 GUARANTEE: The purchase of co-ownership in T.I.C.A.N. is fully guaranteed. Once the stipulated quota of 50 participants are met, at anytime a co-owner wishes to sell their rights in T.I.C.A.N., T.I.C.A.N will purchase those rights for the identical amount of the original price, Minus (if any) governmental or transfer fees. 

However, as to be expected the price of co-ownership will increase once the infrastructure has been completed. Therefore, it would be more fruitful to sell your co-ownership share to a third party. We anticipate having a waiting list of nudist/naturalist interested in buying co-ownership soon after we sell out of the original quota and have completed the infrastructure.

 Payment for construction of bungalows:
The start of construction on each co-owner’s bungalow will begin as soon as a U.S. $1,500 deposit (has been made). Construction will commence in the same order as receipt of deposit. Upon completion of the floor slab and bungalow’s foundation, an additional deposit of $3,000 will be required for further construction on the bungalow.

An additional deposit of $3,000 will be required once bungalow’s progress has reached the half way stage. At the 75percent completion stage, deposit of $3,000 will be required. At the completion of bungalow’s shell, the final payment of $4,000 will be required and must be paid within 7 days.

 It is very important to complete the construction of the bungalows as soon as possible, in order that the construction crew can vacate the premises and we can enjoy Paradise Au Natural.
